General solicitation rules set forth by the SEC and FINRA require advisors to have a substantial business relationship with investors prior to recommending a DST. This relationship is necessary to determine suitability and to qualify the investor as an accredited investor. The typical channels of financial services advertising like magazines and television are unacceptable given these restrictions.
